Cats are ok at all our properties. Dogs are no longer allowed at any of the properties. There is a $150 per cat deposit. There is no monthly pet rent. Up to half is returnable at the end of the lease depending on the condition of the unit. The half of the pet deposit we keep is used to deep clean the apartment for the next tenant.

Yes, there is a $35 application fee.

We look at financial, criminal, and housing court records.

Not usually. If you have multiple accounts that have been turned over to a collection agency, you probably will not be accepted.

We have a live in manager at our Hillcrest & Lakeview buildings and a maintenance man at our Garden Apartments M-F 8-5. If there is an emergency, our office line is manned 24/7.

All our buildings are on, or within a block of the DTA bus line.

All our buildings require a key to enter. They also have an entry system to “buzz” visitors in.

Our Hillcrest & Lakeview buildings include all utilities besides electricity. They are NOT heated with electricity.

At our Garden Apartments garbage, water & sewer are included in the rent amount but NOT electricity.  20 of the 25 units  are heated with electricity and the tenants pay for their own heat in those units.

All the Garden Apartments do have dishwashers but not Hillcrest & Lakeview.

20 of the 25 Garden apartments have apartment sized washer & dryer in the unit. All the other properties have laundry rooms with coin operated machines.

There are a few tenants that are grandfathered in as smokers in our buildings but we are not taking any new indoor smokers. Smoking is considered a lease violation.

No, we no longer accept Section 8 at any of our properties.
